Navigating through the maze of buying a new condo can be stressful...especially for a first timer. I want to share with you how we can help navigate the maze and make your new home purchase easy, straightforward and stress free. In fact, that's our mission at Avalon. Here's how it works at ZEN in 5 easy straightforward steps.
1) We recommend you talk to a mortgage professional about a mortgage pre-approval so that you know how much you can afford. That way there won't be any delays in approving your home purchase..more on that later.
We work with you to make sure everything happens when and how its supposed to happen.
2) Reserving your ZEN Condo
A $500 deposit with your signed purchase agreement (your ZEN representative will go over the purchase agreement with you) will reserve your favourite ZEN condo. At this time you will also receive a ZEN condo disclosure package that provides you with the details of your purchase. You can review these documents for 10 days from the date of your purchase agreement. If you haven't organized a mortgage pre-approval, to avoid potential purchase approval delays, then this is the time to contact a mortgage professional for mortgage financing (We can point you in the right direction if you need some help with this). Either way, the mortgage professional will need a copy of your purchase agreement for confirmation.
3) Avalon Authorization
The purchase agreement becomes firm at the end of the 10 days and your $500 cheque is deposited. Also, at this time, the full 5% deposit of the the purchase price is required to complete the deal. You can give us a personal cheque, bank draft or certified cheque. Congratulations! You are now the proud owner of a ZEN condo.
4) Personal Options and Selections
Wait..you're almost done. ZEN provides you with a personal New Home Planner to provide timelines and assist you with your interior finish selections and options that make your ZEN condo your own. We require a 5% deposit on all optional purchases. We will advise your mortgage professional what your updated total purchase price is to include the options you have chosen.
5) Pre-possession Walk-through and Move-in
Avalon will advise you in writing with a firm date for your ZEN pre-possession walk-through and possession date. A meeting with your Avalon representative will be set up a few days prior to move-in to check out the condo and go over some simple mainenance for your condo. We will provide you with a move-in checklist and reminders to help you through the closing process such as meeting with a lawyer (its free if you use ZEN's) to sign all the documents.
Once all the papers are signed and the mortgage funds are transferred, ZEN gives you the key to your new home. Hurrah! Move in day.
